Neighbourhood plan in Upper College Heights comes under fire from residents

Prince George City Council discussed rezoning an undeveloped area in the Ospika South Neighbourhood (at the end of St. Lawrence Avenue, as well as Southridge Avenue) to allow development for single-family and multi-family homes.

The land is privately owned, so Council doesn’t have as much control over it.

The rezoning was passed, but there were many concerns that were voiced by residents living in the area.

Some people didn’t want to see the green space near their home get destroyed.

Others were concerned about the lack of control at intersections near the location.

And some were afraid that local schools and roads would get overburdened with the addition of multi-family homes.

Councilor Kyle Sampson said he supports the development, and many of the concerns heard at Council could be dealt with as they reached those hurdles.

“We won’t upgrade unless it meets that threshold, so it will stay the way it is until the threshold is met. This development might make us meet those thresholds, change some of those controls, change the crosswalks and the signalization, or the four-way, or whatever it may be in the neighbourhood.”

Councilor Brian Skakun did not support the project.

He said he wished there would have been official correspondence from the school district concerning more development in the area, and he said the traffic was bad enough.

“There’s all sorts of housing in this area, and the traffic in this area is a nightmare right now and a safety hazard, and it’s only going to get worse,” said Skakun.

Housing in Prince George is a hot topic, during the first half of 2021, 894 properties worth 370-million dollars changed hands – that’s well ahead of the same time last year where 520 homes worth 180-million were sold.
