Potential new Foothills Boulevard seniors apartments draws concern from neighbours

127 new apartments for seniors are being proposed for Foothills Boulevard.

The six-storey apartment building would be named ‘Three Robins Active Living Community,’ and would be located at 1177 Foothills Boulevard.

The area is currently only zone to have 90 dwellings per hectare, but the applicants are looking to have it re-zoned to allow 140 dwellings per hectare.

The project will go towards a public hearing on Monday, and some residents in the area are already voicing their concerns.

“My opinion is this is the wrong proposal, in the wrong location,” wrote one resident of Limestone Crescent.

“I have lived here long enough to have seen the problems associated with constructing University Way and the slumping problems that occurred. I have little or no confidence in a report from a soils consultant to Council to say that this complex would not have similar slumping problems due to very close proximity to Cranbrook Hill.”

“The high rise building will be in an area of single family residents and will tower over these homes, destroying their privacy and aesthetics,” said an Elkhorn Crescent resident.

“These owners purchased their properties with the understanding that zoning regulations were in place to protect their dreams and investments from unreasonable developments. By allowing this project to proceed, the city of Prince George will be betraying the trust and confidence of these owners, will undermine the value of their homes, and will add unnecessary stress to their lives.”

“I have concerns over daily traffic leaving/joining traffic off Foothills as this is already a significant blind spot at a well known speeding corridor,” said another Elkhorn Crescent Resident.

“I’m concerned this will cause an increase in traffic incidents and further more a nuisance to my property which backs onto the boulevard.”

The feedback wasn’t all bad, as one senior resident of Robson Avenue said he saw no issue with the development, and would strongly consider moving into one of the units.

The public hearing will take place on Monday at 7:00 p.m., during the regular city council meeting.

Other items to be discussed include an update on the Canfor Leisure Pool and the purchase of an RCMP Victim Services Vehicle.
