New housing development could be coming to Ospika Boulevard

A new subdivision could be coming to Ospika Boulevard near the corner of Tyner Boulevard.

The development would be located at 4443 and 4505 Ospika Boulevard.

The area is currently zoned for Agriculture and Forestry.

An application was brought to city council at last night’s (Monday) meeting to amend the Official Community Plan designation for a 1.2 hectare portion of the subject area from Parks and Open Space to Neighbourhood Residential, and a o.4 hectare portion of the subject area from Neighbourhood Residential to Parks and Open Space.

The area, which is currently zone for Agriculture and Forestry, would also have to be rezoned. (1.5 ha portion to single residential, 8.9 ha portion to multiple residential, and 1.4 ha to greenbelt.)

According to a report that was submitted to the city by L&M Engineering on behalf of Panorama Ospika Development Limited, the area would have 22 dwellings per hectare.

The development would also extend Chancellor Boulevard and Munro Way to Ospika Boulevard.

The University Heights neighbourhood, as well as the properties across Tyner Boulevard on Parkside Drive and Parkside Crescent were delivered handouts for public consultation, but not the properties on the other side of Ospika Boulevard.

“We’ve gone extensively up behind where this property is, but not really including the people who live across the road, across Ospika Boulevard, and I’m wondering about the rationale of that?” asked Councillor Susan Scott.

“It may be because the area that’s located west of the subject area may be deemed most directly effected, should roads or development theoretically would impact those folks the greatest, with traffic and/or the residential use being expanded,” answered Director of Planning and Development Deanna Wasnik.

First and second readings were given to the rezoning bylaw at last night’s meeting.

A public hearing on the matter will also be held at a later date, after a traffic impact study is provided to city administration.
