December windstorm reveals extensive damage to outside of PG Playhouse

A December windstorm caused some damage to the Prince George Playhouse exterior, but it also revealed extensive rot.

The building, constructed in the early seventies, underwent an expansion in 1996 to add seating and a fly tower for props, rigging and safety systems.

The outside of the building was finished with a standard acrylic stucco treatment, something commonplace at the time according to a report to Council.

During the windstorm, a large part of the stucco cladding fell off, and the site was barricaded.

A contractor was hired to inspect damage and deal with repairs in December, but the report says it became apparent the problem was worse than anticipated

“It was then determined the best course of action was to protect the west façade of the PG Playhouse from the elements through heating and hoarding methodology and procure a building envelope specialist,” reads the report.

The specialist will measure the adhesion of the cladding material to the existing plywood using a method called ‘pull testing.’

Moisture that can’t escape normally weakens the bond between the outside paneling and plywood.

“Modern cladding systems are designed to the “Rain Screen Principle” which allow moisture to escape,” the report added.

Following the initial exam, the specialist will help predict the longevity of the existing cladding.

They will also provide repair strategies, including a high-level cost estimate for the building envelope.

The condition assessment, and a report, will occur this month.

Administration will provide updates to Council on the results of the condition assessment, both interim and long-term repair strategies, and associated cost estimates for repairs.
